MOVING OUT?
Quick guide to handing in notice, the period that follows, and how to leave the property in good shape so your deposit comes back fast.

HOW TO HAND IN NOTICE
- Send your notice through COHO. That gives us a written record on file from the start.
- Notice required: check your tenancy. tenants that moved in before December 2025 - it's one month. After December 2025 - two months from the date we receive it (Renters' Rights Act).
- We'll acknowledge receipt and confirm your move-out date in writing.
- Rent is due as normal up to and including your final day.

WHAT HAPPENS DURING NOTICE
- We'll arrange viewings for prospective tenants. You'll get reasonable notice each time.
- We may book a pre-move-out inspection roughly two weeks before you leave so we can flag anything you might want to address.
- Maintenance issues should still be reported via COHO. The property is yours until you hand the keys back.
- Forwarding address: send us yours through COHO before you go so we can return your deposit and post on any mail.

MOVE-OUT CHECKLIST
- Take everything that's yours. Items left behind will be cleared. We can't store them.
- Photograph every room. Walls, floors, fittings, appliances, the fridge inside. Date-stamped photos protect your deposit if anything is later disputed.
- Clean to the standard you found it in. Or arrange a professional clean. The bar is "ready for the next tenant."
- Empty the bins, fridge, and cupboards. Especially food. A dirty kitchen cupboard is the most common deposit deduction.
- Leave the key in the bedside drawer of your room. Not under the mat, not posted through the door, not handed to a housemate.

DEPOSIT RETURN
- Your deposit is protected with the Tenancy Deposit Scheme (TDS) or Deposit Protection Scheme (DPS).
- We inspect within a week of move-out and let you know if there are any proposed deductions, with reasons and evidence.
- Once both sides agree the amount, we return the deposit to your nominated account within 10 working days, in line with TDS rules.
- Disagree with a deduction? You can raise it through the TDS or DPS dispute resolution service. Free, independent, and binding.
